alone, have the responsibility for the purchase. Buyers become aware that there could be a Conflict
of Interest. People giving them advice or information may have their own interests in the transaction.
This affects what is said and the advice that is given.
2. Money Management: Attaining And Maintaining Home Ownership?
This lesson discusses the importance of financial discipline when attaining and maintain a home.
Attaining home ownership requires financial discipline involved in planning to purchase a home, the
ability to save for the down payment as well as the monthly mortgage and establishing wise spending
habits. Maintaining homeownership requires continued planning, wise use of cash flow and establishing
reserve accounts to cover unexpected expense.
3. Understanding Credit: How To Use Credit Wisely
This lesson focuses on understanding how a person's credit history and credit scores are used to project
whether a borrower will repay the loan in a timely manner. The risk reflected in the credit score will
affect the interest rate charged for the loan. By understanding credit, a person can establish, monitor,
correct and improve your credit history.
4. Mortgage Lending: Sources Of Money And Types Of Loans
This lesson will inform the homebuyer of the many places that are available to borrow money for a
home loan and in addition the many types of loans. Homebuyers need to shop and compare terms
and costs before signing any loan document. Homeowners will be held responsible for what is in the
contract – not what someone said was in the contract.
5. Borrowing For A Home
This lesson will identify the key factors used to make lending decisions. Lenders consider income, credit
history, indebtedness and the amount the borrower is willing to invest in the property. Federal laws
standardize the information requested in a loan application. Homebuyers will become familiar with
proper lending practices.
6. Shopping For A Home
This lesson will provide information to homebuyers about their rights and responsibilities when
shopping for and purchasing a home. Homebuyers will be introduced to a sale contract and understand
the terms and conditions involved in a contract.
7. From Contract To Closing
This lesson informs the homebuyer of all the many services and documents that are involved between
signing a purchase contract and closing on their home. Homebuyers will have an understanding of
everything they are about to sign prior to closing. In addition, homebuyers will become familiar with
their right to say no at closing if the documents are not accurate or do not reflect conditions previously
agreed to in writing.
8. Life As A Homeowner
This lesson discusses the many responsibilities of a homeowner such as making your mortgage payment
on time each month. Although the homeowner may have a fixed rate mortgage, other expenses can
change as can the lender or person who services your loan. Other tips are presented to ensure the
homeowner stays on track to keep their home.
